A 100 m² home in Medellín or Bogotá lists for roughly USD 140,000 to USD 284,000. At Colombia Desk, we price every listing in both currencies for the buyers we work with, because the peso moved 3.6% in ten days of October 2026.
Colombian listings quote pesos, and they use the same “$” sign as dollars. A sign that reads “$620.000.000” means 620 million Colombian pesos (COP), which is about USD 194,000 at the official rate of around COP 3,200 per US dollar in mid-October 2026.
Houses ask about USD 1,400 to 1,660 per square meter, and apartments about USD 1,970 to 2,840, depending on the neighborhood. The per-meter figures come from asking prices that Ciencuadras, a national listing portal, published for the first quarter (Q1) of 2026. We found no official 2026 sale prices by neighborhood, so treat them as what sellers ask, and expect to negotiate.
How Much a House in Colombia Costs in US Dollars by Area
Colombian homes in the two largest cities ask between COP 4.47 million and COP 9.07 million per square meter. The table converts each Ciencuadras Q1 2026 average to dollars. It uses the official exchange rate (TRM) of COP 3,194.44 per US dollar, which the Superintendencia Financiera set for 10 to 13 October 2026.
| City and area | Type | Asking price per m² (COP) | Per m² (USD) | 100 m² home (USD) |
|---|---|---|---|---|
| Bogotá, city average | House | 4,465,198 | 1,400 | 139,800 |
| Medellín, city average | House | 5,311,712 | 1,660 | 166,300 |
| Medellín, Laureles–Estadio | Apartment | 6,295,439 | 1,970 | 197,100 |
| Medellín, city average | Apartment | 7,058,808 | 2,210 | 221,000 |
| Bogotá, Usaquén | Apartment | 7,382,727 | 2,310 | 231,100 |
| Bogotá, city average | Apartment | 7,421,952 | 2,320 | 232,300 |
| Medellín, El Poblado | Apartment | 8,022,078 | 2,510 | 251,100 |
| Bogotá, Chapinero | Apartment | 9,068,935 | 2,840 | 283,900 |
The cheapest row and the most expensive row are two kinds of property. A house at the Bogotá average costs half as much per meter as an apartment in Chapinero. When someone quotes “a house in Colombia” at a single price, ask which city, which neighborhood and whether it is a house or an apartment.
These numbers cover Medellín and Bogotá only. Cartagena, Cali, the coffee region and the coast run on different prices, and we found no 2026 per-meter data for them from a source we trust. The city pages break each market down further: buying in Medellín and buying in Bogotá.
What Your Dollar Budget Buys
A dollar budget buys the most space in a Bogotá house and the least in a Chapinero apartment. We converted three budgets to pesos at COP 3,194.44 per dollar and divided by each area’s asking price per meter.
| Area and type | USD 100,000 buys | USD 150,000 buys | USD 250,000 buys |
|---|---|---|---|
| Bogotá house, average | about 72 m² | about 107 m² | about 179 m² |
| Medellín house, average | about 60 m² | about 90 m² | about 150 m² |
| Laureles apartment | about 51 m² | about 76 m² | about 127 m² |
| Medellín apartment, average | about 45 m² | about 68 m² | about 113 m² |
| Usaquén apartment | about 43 m² | about 65 m² | about 108 m² |
| Bogotá apartment, average | about 43 m² | about 65 m² | about 108 m² |
| El Poblado apartment | about 40 m² | about 60 m² | about 100 m² |
| Chapinero apartment | about 35 m² | about 53 m² | about 88 m² |
At USD 150,000 the apartment rows land between about 53 and 76 m². At USD 250,000 they land between about 88 and 127 m², which is family-apartment size in Laureles or Usaquén. Closing costs come on top, so hold back part of the budget for them.
USD 250,000 also clears the property threshold for Colombia’s investor visa. The M-Inversionista route needs property worth at least COP 612,816,750 in 2026, about USD 192,000, under Cancillería’s Resolución 5477 de 2022.
A USD 150,000 purchase does not reach it. The Colombia investor visa guide explains the rest of the requirements.
Reading a Colombian Price in Pesos
A Colombian listing writes the price in pesos with periods between the thousands. “$620.000.000” reads as 620 million pesos. Agents also say “620 millones” or write “620 M”, and some foreign-facing sites add a dollar figure of their own.
Convert with the official rate (Tasa Representativa del Mercado, or TRM). Ignore any dollar figure a listing site adds, because you cannot tell which rate it used. Our house price converter accepts “620 millones”, “620m” or the full number, and it shows the price per square meter when you enter the area.
The peso moves enough to change your budget between the offer and the closing. The TRM was COP 3,312.84 on 1 October 2026 and COP 3,194.44 from 10 to 13 October.
A COP 600 million apartment therefore cost USD 181,100 on the first date and USD 187,800 on the second. That is USD 6,700 more in under two weeks, with no change in the asking price.
Two habits protect you from that swing:
- Agree the price in pesos in the promesa de compraventa, because the deed and every tax use pesos.
- Move your dollars in stages, or set aside a currency buffer, so a stronger peso does not leave you short at the notary.
Our guide to sending money to buy property in Colombia explains how the transfer also registers your purchase as foreign investment with the Banco de la República.
Why Two Listings for the Same Size Show Different Prices
Two 80 m² apartments in the same building can list far apart because the “80” may not measure the same space. Colombian condominium law, Ley 675 de 2001, defines the área privada construida as the covered private surface of a unit, excluding common elements inside it. A listing may quote a larger total built area instead, or add a terrace, which the law counts separately as área privada libre.
Before you compare prices per meter, check four things in the listing and the deed.
- Which area the price uses: private built area, total built area or total including terraces.
- The parking space (parqueadero) and storage room (útil), which may be deeded separately with their own areas.
- The estrato, a 1 to 6 tier that sets your utility bills. Tiers 5 and 6 pay a surcharge, according to DANE.
- The monthly administración fee, which can make a cheaper unit cost more to own.

Cheap Houses in Colombia Need a Reason
A house priced far below the averages above needs an explanation before you make an offer. Ask whether the reason is the location, the condition or the title.
Rural land carries extra rules. Vacant state land (baldíos) is allocated under Ley 160 de 1994 and its family-farm size limits. A farm sold without clean title can leave you in possession of land you do not legally own. Ownership passes only when the deed is registered at the Oficina de Registro de Instrumentos Públicos, run by the Superintendencia de Notariado y Registro. A cheap price never replaces a title study.
A low price per meter on an apartment can reflect a lower estrato, an older building with a pending special levy, or a building whose bylaws ban short-term rentals. Each of those can be the right buy for you if you know about it before the promesa. A real estate lawyer in Colombia runs the title study that finds the title problems.
What You Pay on Top of the Price
The price on the listing is not the total. A buyer usually pays these costs at closing.
- Notary fees of about 0.3% of the price plus 19% VAT, usually split in half with the seller.
- Registration tax of 1% of the deed value in both Medellín and Bogotá. The law splits it equally unless the parties agree otherwise, and sellers often push it to the buyer.
- Registry fees at the registry office, which run from 9.11 to 13.33 per thousand of the deed value in 2026, plus a 2% surcharge, depending on the value band.
- Stamp tax, only on deeds above 20,000 tax units (UVT), which is COP 1,047,480,000 in 2026, under the DIAN rules. At Chapinero’s average asking price, an apartment would need about 115 m² to reach it.
The seller pays the 1% withholding tax and, in most deals, the agent’s commission. Enter your price into the closing cost calculator to see each line in pesos and dollars. We do not quote a single all-in percentage, because the registry bands make the total depend on the price.
When you are ready to make an offer, our buyers concierge in Medellín or Bogotá orders the title study before you sign. We line up the lawyer and the notary appointment and time your money transfer so each step happens in the right order.
Who These Prices Do Not Help
These figures are a poor guide in three cases.
- You want a beach or rural property. The averages cover Medellín and Bogotá apartments and houses only. Ask for recent registered sales in the town you want instead.
- You need a mortgage. Colombian banks do not lend on a passport alone, so the cash price is the price you need to have.
- You plan to buy new construction. Developer pre-sales (sobre planos) price by project, and the portal does not say whether its averages include new units.
Our numbers would change if the peso moves far from COP 3,200 per dollar or when a newer quarter of portal data comes out. An official series of 2026 closing prices by neighborhood would replace these asking prices as the better guide.
Pick one listing and convert its peso price in the house price converter. Then compare its price per meter with the table to see how much a house in Colombia in US dollars should cost in that area.
