Foreigners pick Envigado over Medellín proper for lower rents, a real town center and quieter streets, while staying one metro stop from the city line. At Colombia Desk, we help people buy, rent and settle in the Medellín area, and we suggest Envigado to movers who like El Poblado’s location but not its prices.
Envigado is not a Medellín neighborhood. It is a separate municipality directly south of the city, bordering El Poblado, with its own mayor, tax office and rules. That changes small things, like where you pay property tax, and it means Medellín’s crime and price statistics do not describe it.
Why Expats Choose Envigado Over Medellín Proper
Envigado sits right next to El Poblado, and an apartment there rents for roughly half as much. An unfurnished one-bedroom rents for about COP 1.7 million to 2.5 million a month in 2026 guides from Colombia Move, against COP 3.5 million to 5.0 million in El Poblado. Two-bedroom units run about COP 2.3 million to 3.5 million.
Movers pick Envigado for four reasons:
- Lower rent for the same part of the valley. Envigado borders El Poblado, so El Poblado’s malls and restaurants stay a short ride away.
- A working town center. The Parque Principal Marceliano Vélez and the Iglesia de Santa Gertrudis anchor a center with the town’s main shops, banks and cafés.
- Two metro stations on Line A. Ayurá and Envigado connect north to Poblado station and the city center.
- A hospital inside the town. Clínica Las Américas opened its sede Sur in Envigado on 14 February 2022.
Envigado puts you farther from Provenza’s restaurants and from Laureles, and most of the hotel choice is in Medellín. Property tax and local permits run through a different city hall. Buyers also get less market data, because most price reports cover only Medellín, and the section on prices below shows how to work around that.
Envigado Is Its Own Town
Envigado is a separate municipality, founded in 1775 and a municipality since 1814, with about 228,848 residents in the 2018 census. It sits about 1,675 m above sea level, roughly 175 m higher than Medellín. It belongs to the Valle de Aburrá metropolitan area with Medellín, Bello, Itagüí, Sabaneta and five other municipalities.
Being its own town matters in three ways:
- Taxes. The Alcaldía de Envigado sets and collects your annual property tax (predial).
- Statistics. Medellín’s homicide rate and Medellín price reports do not cover Envigado, so do not read them as Envigado figures.
- Rules. National law governs short-term rentals, but zoning, permits and inspections go through Envigado’s own offices.
The registration tax at purchase is the same, because it is set by the department. Antioquia charges 1% of the deed value, per the Gobernación de Antioquia.
The Sub-Areas of Envigado
Envigado has many barrios, and listings name them, so learn the main names before you search. Zona Centro surrounds the main park and church. Residential barrios on listings include Zúñiga, La Magnolia, El Portal, Jardines, Las Vegas, Alcalá and El Esmeraldal.
| Area | What you find there | Who it suits |
|---|---|---|
| Zona Centro | The main park, the church, markets and shops | Movers who want errands on foot and a town feel |
| Barrios along Avenida Las Vegas | A main avenue with more traffic and quick road access | Anyone who drives or takes taxis often |
| Barrios near Ayurá and Envigado stations | Metro Line A access | Car-free residents and commuters |
| Las Palmas (rural vereda) | Rural land in the hills, part of Envigado’s countryside | Buyers looking at houses with land |
Walk any barrio by day and by night before you sign. Envigado’s barrios differ a lot in slope, traffic and distance from the metro, and one block can change a commute.
Envigado also has its own cultural sites, such as the Casa Museo Otraparte, so a weekend outing does not always mean a trip into Medellín.
What Envigado Apartments for Sale Cost
No reliable 2026 purchase price per m² for Envigado appeared in the sources we checked, so treat any single figure with care. The last press figure we found was about COP 7.4 million per m² in April 2023, reported by El Tiempo, and it is more than three years old. For comparison, Ciencuadras listing data for Q1 2026 puts the Medellín average at COP 7,058,808 and El Poblado at COP 8,022,078.
Without a published 2026 average, build your own comparison from recent listings and, better, from recorded sale prices your lawyer can pull. Search listings on Fincaraíz and Metrocuadrado, then ask for the certificado de tradición y libertad on any unit you like.
Investor Visa Math for Envigado Apartments for Sale
The property investor visa needs an apartment worth at least COP 612,816,750 in 2026 (350 monthly minimum wages), registered only in your name, under Cancillería rules. If Envigado prices sit near the Medellín average, that takes about 87 m² of apartment. Check a specific unit with the investor visa checker and the investor visa guide.
Daily Life and Costs in Envigado
Daily life in Envigado centres on the main park and the shops on the streets around it. You will hear more Spanish and see fewer short-stay visitors than in Provenza. Bring basic Spanish for the bank, the building administrator and the market.
Numbeo data for October 2026 puts a cheap restaurant meal in Medellín at about COP 26,000 and utilities for an 85 m² apartment at COP 539,375 a month. Your bill also depends on the building’s estrato, the 1 to 6 rating each home is assigned, and estratos 5 and 6 pay about 20% more on the tariff. The Medellín cost of living guide builds the full monthly budget.
Getting Around from Envigado
Metro Line A stops at Ayurá and Envigado, then runs north to Aguacatala, Poblado and the center. A ride costs COP 3,820 with a personalised Cívica card or COP 4,400 without, from 10 January 2026 under Metro de Medellín fares. The line continues south to Itagüí, Sabaneta and La Estrella.
Taxis in Medellín start at a COP 8,300 minimum fare from February 2026. Order through an app or by phone rather than hailing one, which the UK FCDO advises against.
Envigado Suits Long Stays More Than Short Trips
Envigado suits long-stay renters on a budget and families who want a town center with a clinic nearby. Buyers who plan to live in the apartment rather than rent it by the night do well here. So do remote workers who visit El Poblado a few evenings a week and want quiet the rest of the time.
Envigado is the wrong pick for a first short trip, for nightlife, or for a buyer who wants short-rental income. Stay in El Poblado for those. If you want flat walking streets and a lively restaurant scene at a mid-range price, look at Laureles.
Our answer would change if Envigado rents caught up with El Poblado’s. In 2026 guides Cuantomecuesta puts Envigado 30% to 40% below El Poblado. If that discount narrows, El Poblado’s restaurants and hotels become worth the extra.
Thin price data makes an Envigado purchase harder to judge from abroad. Our Medellín buyer’s concierge covers Envigado too. We pull comparable listings, order the title study before anyone signs, and line up the lawyer, the notary and the money transfer in the right order.
